Rosconn Strategic Land is delighted that the Sharnbrook Neighbourhood Plan has now been formally ‘made’ by Bedford Borough Council, allocating the site at Hill Farm for 500 dwellings, a new primary school, retail and community facilities and extensive areas of public open space and leisure facilities.

Following the result of the local referendum held on 21st October 2021 whereby the parishioners of Sharnbrook voted in favour of the Plan being used to determine future planning applications, Bedford Borough Council subsequently ‘made’ the Plan following its Executive meeting on 24th November 2021.

The Neighbourhood Plan was required to identify potential sites which were capable of delivering 500 new homes in the Plan period, in accordance with the housing distribution strategy set out in Bedford Borough Council’s Local Plan.

Rosconn promoted land at Hill Farm, Sharnbrook throughout the Neighbourhood Plan process to successfully secure it as the sole allocation to meet the full housing requirement for the settlement, as set by the adopted Bedford Borough Local Plan. The Neighbourhood Plan Steering Group concluded that Hill Farm was the most suitable option following an assessment process whereby a total of 22 sites around the settlement were examined. This approach was fully endorsed by an independent Examiner in her report issued in July 2021.

Rosconn are now looking to progress an Outline Planning Application in due course to fully accord with the Neighbourhood Plan.
